What is Pondok Wisata?
The rise of tourism in Bali isn’t going to slow down any minute now. Owning a property in Bali is not only good for personal use but it could be your source of income. But before you jump to own a homestay business, make sure you have all the requirements to legally operate one.
Homestay Operational License or Pondok Wisata is a type of building permit for commercial use required in Bali to operate villas as vacation rentals. For Indonesian the license can be obtained without setting up a business. As for foreigners contact us for further details.
The license typically covers a small property (villa, apartment) for up to 3 bedrooms (older license) and 5 bedrooms (newer grant). However, if you have more than said numbers, you need to have a Melati Hotel license. The Pondok Wisata license will be issued for the duration of 5 years, after which it needs to be extended. Taxes will also need to be filled, varying from monthly or yearly, this needs to be checked with the local tax authorities in the property area.
These are necessary documents needed to obtain the Pondok Wisata license:
IMB/PBG/SLF (Building Permit)
SPPL (Statement of Environmental Management and Monitoring Capabilities)
NIB (Business Identification Number)
Sertifikat Laik Hygiene Sanitasi (Sanitation Hygiene Certificate)
NPWPD (Regional Taxpayer Identification Number)
Processing and getting legal documents take some times and effort, so make sure you have all the information and help from trusted sources.
